a passion for leading successful projects from start to finish?
Springer Voss Construction is seeking a highly motivated and
detail-oriented individual to join our team as a Project Manager.
In this role, you will be responsible for overseeing the planning,
coordination, field execution, and implementation of all
construction plans and various project stages. As a Construction
Project Manager at Springer Voss Construction, you will work
closely with our clients to ensure that the quality of work and
materials meet all specifications outlined in the project
requirements. Your versatile background and expertise will be vital
in guaranteeing the successful completion of construction projects,
while maintaining the highest level of client satisfaction.
Qualifications: Minimum of 5 years of commercial project management
experience is required College Degree is preferred but not required
Must be computer savvy. Experience with Procore is preferred.
Position Responsibilities: Assist the Superintendent in
establishing safety culture on site. Ensure pre-job safety
orientations are being conducted by Superintendent. Ensure
orientation packets are being filed appropriately. Perform monthly
safety walk with superintendent on site an identify hazards Assist
Superintendent in developing Site Logistics plan for safety and
efficiency in movement of men, equipment and materials Ensuring
jobsite is maintained and trash is kept up with to ensure a clean
site Knowing the project and contract requirements and ensuring
that these are communicated and understood by the rest of the
project team Secure all necessary permits & subcontractor permits
for the project as required Enforcing contractual obligations and
responsibilities and resolving disputes with clients and
subcontractors Ensure all subcontractors meet SC insurance
requirements and paperwork is collected Ensure all subcontracts are
collected and signed prior to subcontractors starting work on the
project Assist Superintendent in establishing baseline construction
schedule and sequencing for the project Scheduling task definition
and breakdown detail, sequencing of construction to maximize
efficiency Regular schedule progress reporting and updates.
Includes relaying updated schedule to project team and
subcontractors. Evaluating and approving construction methods and
equipment to be used on site. Includes items such as dumpster
rentals, temporary toilets, jobsite trailer rentals, equipment
rentals (as required), temporary fencing rentals, etc.,
Chairing/Holding Pre-Job Meetings with Subcontractors prior to
start of project with all major subcontractors and their field
personnel Ensure all project correspondence and records are
properly maintained and stored in the appropriate files/folders
Maintain/Update all RFI, Submittal Logs in a timely fashion and
transmit information to subcontractors Ensure project team is
working off most current set of construction documents. Maintain
electronic and physical documents. Ensure project is completed in
compliance with contract requirements Planning for contract
closeout, including commissioning of equipment, Maintenance and
Warranty Manuals. Assist Superintendent with preparing and
completing project punch list in a timely fashion utilizing Procore
Ensure Superintendent is completing Daily Reports in Procore with
list of detailed activities performed by subcontractors, workers
present, inspections performed, photo documentation. Ensure
Superintendent is taking weekly progress photos of the jobsite.
Ensure project is profitable and bring in job at or above Bid
Margin Negotiate and issue subcontracts in a timely fashion
ensuring all scope is covered Monitor and update subcontractor
progress, schedule and risk of default Create/Produce Owner
Billings in a timely fashion, ensuring we submit to Owner based on
Contract obligation. Billings are to align with subcontractor costs
Ensure all subcontractor invoices and bills are submitted in a
timely fashion to accounting and align with Owner Billings Prepare
and update cost control system for forecasting on a weekly basis
Ensure change orders are processed in a timely manner. Includes
negotiating, processing, and assessing cost and schedule impact.
Ensure Change Event log is being updated accordingly as items are
opened and closed. Maintaining excellent relationships with owner,
designers, consultants, and subcontractors Prepare meeting agenda
and record meeting minutes for clients (as required) for OAC
meetings Prepare and distribute schedule updates to
Owner/Subcontractors on a weekly/Bi-Weekly basis Liaising with
building officials and regulatory agencies Benefits: Health
